Tenant Placement Services for Landlords

Not looking for full management? We do tenant placements! A tenant placement includes:

  • Full Inspection of the Property
  • Video and pictures
  • A Punch List of Necessary Repairs
  • Advertising and Showings
  • Tenant screening, including a credit check

For your convenience, we can receive keys via drop-off at our office, by mail, or we can pick them up locally. Once we have a signed agreement and keys we begin the process.  The process starts with an inspection of the property wherein a punch list is created to maximize the income of the rental. This list is forwarded to the client to confirm the work to be done.  The client may choose their own maintenance person or we can use our maintenance team.  Showings are scheduled and begin as soon as possible.  Potential tenants are discussed with the client.  Upon approval by you, we will draft the latest Ontario Standard Lease Agreement.  The lease is sent out to be signed by both parties.  Coldwell Banker collects the first and last month’s rent from the tenant and keys are not released until both rents are collected and the lease is signed.  Any expenses incurred, as well as the tenant placement fee is deducted and the balance of the rent is sent directly to you! Once the tenant moves in our placement is complete and you are now the landlord! Note that this is the case ONLY for tenant placement. For full management services, Coldwell Banker continues to manage the property and the newly found tenants. Coldwell Banker does not continue to collect rent or maintain tenant communications in a tenant placement service. For full-service information click here.
