Full Service Property Management

Coldwell Banker offers a full service property management including all things to do with the rental. To begin there is no charge to get started. Here are a list of our services before you start to pay:

  • Full inspection of property
  • Video and pictures
  • Prepare Property Condition Form
  • Setup advertising
  • Tenant application
  • Tenant screening, including credit check

Once tenant is approved they sign a 25 page lease that includes house rules, where to pay rent, vacate instructions and the property condition form. Tenant then pays rent to Coldwell Banker. All maintenance, yard care, snow removal etc arrangement and payments all come through your property manager. You receive a cheque and a statement each month with no hassles no concerns, all expenses are approved by you. Maintenance does just about everything including plumbing and the cleaner is excellent at a great rate. All other vendors we use we ask for free estimates and will provide more than one upon request.

Once tenant moves out an inspection is completed the next day. A report is drafted for the owner that includes details of repairs if necessary, details of cleaning and current market rental rates to turn it over again. All of this for one low monthly rate.  If it’s vacant it’s free. No charge until it’s occupied including between move outs. Multiple doors are discounted.

Real Estate Licensed Professional

Sherry Jordan is a licensed realtor in Ontario and is the Manager of the Property Management Division for Coldwell Banker Charles Marsh Real Estate office.  She is a Sudbury native born and raised who returned home from Hawaii in 2015.  She has been a landlord and a licensed property manager for over 20 years.  Sherry owned a successful real estate brokerage in Hawaii, part of which managed 350 rentals, commercial and residential.  She was the Treasurer on the Hawaii Landlord Association for many years.  Being one of the founding members she is currently the Vice-President on the Board of Directors for the Greater Sudbury Landlord Association (“GSLA”).  Her experience and professionalism surpass any expectation of a true property manager.  You will be well pleased with her services as she will always go the extra mile for all her clients.
